• ProIDX is our free and easy real estate search tool. No registration required. You'll get details, photos, maps, and 'Birds Eye' views powered by Microsoft Virtual Earth. You'll be able to specify beach condos & houses and features such as

  • Price range

  • Waterfront type (Gulf, Intracoastal, bay, etc)

  • Swimming pool

  • Minimum number of bedrooms & baths

  • Square footage

  • Year built

  • City - you can even specify the zip code or street you want

  • Whether you want to see short sales (What's a short sale?)

  • Save as many sets of search criteria as you want so you can go back & see property

• Listingbook is a more powerful MLS search tool. Look at houses & condos for sale in rich detail, including addresses, photos, and maps, & 'Bird Eye' view. It has the same features as ProIDX, plus:

  • Excellent feature: Shows which properties already have contracts for sale. This is a distinct improvement over other Internet real estate portals (including ProIDX) that show MLS status 'Active' and 'Active with Contract' as if they're equally available - a bogus practice in our humble opinion..

  • Access to Public Records so you can see what price was paid by the current owner and when they bought it in addition to property details

There are different ways to reach us and all are reliable.

• e-mail  - This is our most common form of communication, especially with out of town clients. We use e-mail all day every day. We usually respond within 24 hours, sometimes sooner. 

• Telephone - Since we work from our office at home we can take calls outside business hours (please be reasonable!). One of us is normally available to take a call. If you get voice mail, it usually means we're on the phone. Leave a message & we'll call you back ASAP.
